South Surrey is a prominent neighbourhood of Surrey that is well-known for its schools, natural features and desirable location. It lies between Mud Bay to the northwest and comprises all of the Semiahmoo peninsula other than the small wedge of White Rock. You have easy access to Vancouver through Highway 99 and Massey Tunney and the States via the Peach Arch and Pacific Highway Border Crossings. South Surrey includes the neighbourhoods of Crescent Beach, Crescent Heights, Elgin, Chantrell Creek, Grandview Heights, Hazelmere, Johnson Heights, Morgan Creek, Ocean Park, and Sunnyside. According to 2006 Statistics Canada, there are 62,002 people living in South Surrey.

South Surrey Real Estate

Real estate in South Surrey is one of the Surrey’s most expensive neighborhoods to live. Benchmark price for a detached home has reached its all-time high of $1,458,800, while townhouse and condo are $577,900 and $352,900, respectively. To put things into perspective, Rosemary Heights is the richest in Metro Vancouver, with a median income more than twice the regional average. Currently, the market is in a balance market for detached properties and seller’s market for condos and townhouses, selling about 1% below the list price. South Surrey real estate is clearly a sought after place to live and invest.

Education

Southridge School is a top private school in South Surrey, which schools kids from kindergarten to Grade 12. It is ranked by the Fraser Institute in 2014 as 3 out of 289 British Columbian Secondary Schools. The school is known for its involvement in service opportunities such as the “Free the Children” and “Leaders Today” where seniors have the chance to visit developing countries and make an impact.

There are only three public secondary schools: Semiahmoo Secondary School, Earl Marriott Secondary School and Elgin Park Secondary School, ranking 22, 41 and 24 out of 289 British Columbian Secondary Schools, respectively.

Recreation

If you love hockey, then you’ll fall in love with South Surrey. We have the Surrey Eagles, a local BCHL hockey team, who plays regularly at the South Surrey Arena. There is also Softball City, South Surrey Recreation Centre and Hazelmere Country Club – something for the entire family. The Beauty of Nature

The natural setting here is just breathtaking. The famous dog-friendly Crescent Beach, trial walking and friendly cafes and shops. Take a walk along the sandy beach with your favorite flavored ice-cream cone as your admire the beautiful sunset. Or walk along Beecher Street and enjoy a hot latte while watching the sailboats sail by the pier. If you go up the road, you will find the Historic Stewart Farm located in Elgin Heritage Park, giving you a glimpse of Surrey’s farming history. Or hike Surrey’s earliest trails of the Semiahmoo Trials. Last, but not least, the famous Redwood Park. This peaceful forest of tall trees from all around the world was the beautiful art piece of the founding brothers who turned their acreage of land into a forested sanctuary.

Local Shopping

The Shops at Morgan Crossing offers a variety of stores and restaurants designed to give you a feeling of shopping in a cozy village-like setting. Unlike a big mall, you actually walk outside to get to the next store and condominiums are built above the stores for a more local shopping experience.
